Before I name a number I walk the house once with you and once alone. The second walk is where the price comes from.

- Years in Austin
I grew up off South Congress and still live two streets from where I started.
I work with first-time buyers and the people selling them their first house.
Why work with me
I answer the phone
Evenings and weekends, the same as weekdays.
I know the streets
Which blocks flood, which ones get the school.
No surprises at closing

Where I work
- Zilker Walk to the springs; watch the flood map.
- Bouldin Creek Old bungalows next to new builds.
- Travis Heights Hills, oaks, no two houses alike.
- Tarrytown Quiet, expensive, worth it if the school matters.
What people say
Jane talked us out of the first house we wanted. She was right. We have been in the second one for six years.
Sold in eleven days, four offers, and she explained every one of them to my mother on the phone.
She knows which streets flood. That is the whole review.

Things I keep explaining
What a 1940s house actually costs to own
The roof, the pier-and-beam, the pecans. Real numbers from four of my clients.
Why I only take four clients at a time
It is not a marketing line. It is arithmetic.
How I work
Since 2009
Most agents measure themselves in closings. I measure in the number of clients who send me their friends. That means fewer listings at once, more time in each house, and the occasional honest don't buy this one.
- Four clients at a time, never more.
- I answer my own phone.
- Every offer comes with a written why.
Questions? Read the long version or book twenty minutes.
